What Happens at Closing When You Sell to a Cash Buyer

Updated 2026-11-01 · General information, not legal advice.

At closing, a title company or attorney confirms clear title, pays off any mortgage or liens from the sale proceeds, has you sign the deed and settlement documents, and sends you the remaining money.

Before closing

After you sign the purchase agreement, the title company runs a title search, requests your loan payoff and prepares the settlement statement showing every cost and your net proceeds. Review it carefully and ask questions.

Signing day

You sign the deed and closing documents with a notary, usually at a title office or with a mobile notary. Bring a government ID and any documents the title company requests.

Getting paid

Once documents are recorded and funds are released, you receive the net proceeds by wire or check. Your deed should never be signed over before a closing handled by a title company or attorney.
