How to Sell a House As-Is in Florida or Maryland
Updated 2026-11-01 · General information, not legal advice.
To sell a house as-is, get your mortgage payoff and a realistic price range, decide whether to list with an agent or take a cash offer, complete any required seller disclosures, and close with a title company. You don't have to make repairs, but you still have to disclose what you know.
1. Know your numbers
Ask your servicer for a payoff statement and gather recent sales of similar houses nearby. Subtract repair costs a buyer will factor in, and any commissions if you list.
2. Choose how to sell
Listing with an agent can bring a higher price if the house is in good shape and you have time. A cash buyer offers speed, certainty and no repairs, showings or commissions, usually at a lower price than a fully repaired retail sale. Ask for offers in writing and compare the net amount you'd receive.
3. Handle disclosures
Selling as-is doesn't remove disclosure duties. In general you must be honest about known material defects, and Maryland requires a property condition disclosure or disclaimer statement for most residential sales. Ask your title company or an attorney what applies to your sale.
4. Close with a title company
A title company or attorney handles the paperwork, pays off your loan from the proceeds and sends you the balance. Read the purchase agreement, including who pays closing costs, before you sign.
